1. Services Provided
CLE Rental Lead Safe LLC provides lead inspection services for rental units in compliance with local, state, and federal regulations. We reserve the right to decline or reschedule services due to unsafe conditions, property inaccessibility, or other circumstances beyond our control.
2. Booking & Payment

All inspections must be booked online or through our office.

A valid payment method is required at the time of booking.

Pricing is listed on our website and may vary based on property size, location, or required services.

Failure to provide accurate property or contact information may result in cancellation without refund.
3. Cancellations & Refunds

Cancellations made 24 hours or more before the appointment are eligible for a full refund.

Cancellations made less than 24 hours before the appointment are subject to a $75 cancellation fee.

No-shows or missed appointments will result in no refund.

4. Rescheduling

Rescheduling is allowed 24 hours before the scheduled time without penalty.

Rescheduling requests made within 24 hours may be subject to a $50 fee.
5. Inspection Requirements

An authorized adult (18+) must be present at the scheduled time unless prior arrangements are made.

The property must be safe, accessible, and prepared for inspection.

Pets must be secured during the inspection.

If the inspector cannot complete the inspection due to access issues or unsafe conditions, the appointment will be treated as a no-show.
6. Reports & Results

Written inspection reports will be delivered within 5–7 business days.

Reports are provided for informational and compliance purposes only.

CLE Rental Lead Safe LLC does not guarantee that passing inspection ensures permanent compliance; ongoing maintenance is the responsibility of the property owner/manager.
7. Limitation of Liability

CLE Rental Lead Safe LLC is not liable for:

Property damage occurring outside the scope of inspection.

Costs of remediation, repairs, or compliance work.

Delays caused by weather, emergencies, or conditions outside our control.

Our liability is limited to the amount paid for the inspection service.
8. Compliance with Laws
All inspections are conducted in accordance with HUD, EPA, and local housing authority regulations. Property owners and managers are solely responsible for ensuring ongoing compliance.
9. Intellectual Property
All content on our website, including text, images, and reports, is the property of CLE Rental Lead Safe LLC and may not be copied, distributed, or reused without written permission.
10. Changes to Terms
We reserve the right to update these Terms at any time. The most current version will always be posted on our website. Continued use of our services after changes indicates acceptance of the updated Terms.
11. Governing Law
These Terms are governed by the laws of the State of Ohio, without regard to conflict of law principles.
